Rules & By-Laws

Rules and Regulations

 Before detailing those formal "Rules and Regulations" that exist at Indian Creek, first and foremost, we should consider some "Commonsense Rules of Social Behavior."

Communication, respect for others and good manners are best way of avoiding problems at the pool and tennis courts (as well as elsewhere). Informal resolution of differences should always be the first approach. We are neighbors. Let’s talk to each other as neighbors.

What might be acceptable on a weekday afternoon when the pool is being used by few residents may be unacceptable after work or on a weekend when the pool has higher use.


Rules can not cover everything – and neither should rules be absolutely unbendable. If someone is using two tennis courts for doubles (8 persons) and no one is waiting to play – we wouldn’t expect them to be “reported” for violating a rule.

If adults are enjoying the pool after work and children are being noisy and/or are "hogging" the pool - limiting others enjoyment, we would expect that the parents/babysitter would exercise better control over the children’s behavior.


Likewise, if adult guests come to the pool without the owner – and the pool is not crowded - let them be. Why not be neighborly when we can?

If problems arise at the pool or tennis courts that cannot be handled informally, please contact our property manager with the details.

Having said this, everyone should read and familiarize themselves with the Administrative Rules set forth below.

By-Laws

 The By-Laws were copied from the published by-laws maintained by our Property Manager. Amendments came both from records maintained by the Property Manager and from a search of the South Burlington City Records. If anyone notes any errors or omissions, please contact our Property Manager.

Declaration

 The Declaration of Condominium has additional Amendments having nothing to do with governance, but relate to the changing percentage ownership as more phases were added to the project. These Amendments are not included.

The Declaration was copied from the Declaration maintained by the Property Manager. If anyone notes any errors or omissions, please advise our Property Manager.
